While no sanding process can be 100% dust-free, we use state-of-the-art extraction systems that capture up to 98% of airborne particles. Unlike traditional DIY sanding, which leaves a thick layer of dust throughout your home, our industrial vacuums connect directly to the sanding machines. This ensures a clean, healthy environment for your family and saves you from days of intensive post-job cleaning.

For a standard-sized room (approx. 15-20m²), the process typically takes 1 to 2 days.

  • Day 1: Preparation, repairs, and the three-stage sanding process (coarse to fine grit).
  • Day 2: Application of the final coats of lacquer or oil.
  • Curing Time: You can usually walk on the floor in socks after 8–12 hours, but we recommend waiting 24 hours before moving furniture back and 7 days before placing rugs down to allow the finish to fully cure.

We generally recommend two main options based on your lifestyle:

  • High-Traffic Lacquers (Water-based): Ideal for busy households and pets. These create a hard, protective “shield” over the wood that is highly resistant to scratches and liquid spills. They are low-odour and quick-drying.
  • Hardwax Oils: These soak into the wood grain for a natural look. While slightly less resistant to standing water than lacquer, they have a major benefit: they can be “spot-repaired” if a small area gets scratched, without needing to sand the whole room again.

Yes, the room must be completely clear of furniture, curtains, and wall-hangings to ensure an even finish and protect your belongings. We also ask that you:

  • Remove old carpets and underlay.
  • Clear any staples or carpet tacks (though we can assist with this if pre-arranged).
  • Ensure all pets and children are kept away from the work area for safety.

We can sand most engineered wood floors, provided the “wear layer” (the top real-wood slice) is at least 3mm thick. During our initial survey, we check the depth of your boards to ensure they can safely withstand the sanding process without reaching the plywood core.

We usually recommend completing your painting and decorating first, leaving the final “skirting board” coat for after the floors are finished. While our sanding is 98% dust-free, the tiny amount of remaining dust is easier to wipe off fresh paint than it is to fix a paint spill on a newly finished floor!

Absolutely. We offer two professional gap-filling methods:

Resin Fill: We mix the fine sawdust from your own floor with a specialist resin to create a matching paste for smaller gaps.

Wood Slivers: For larger gaps (common in older Victorian properties), we glue tapered strips of reclaimed pine into the gaps and sand them flush. This prevents draughts and creates a solid, uniform look.
